We understand that purchasing a garage building is quite a difficult decision, as you need to weigh up value for money, with quality and design. By looking at things from the customers point of view, we feel that our garages provide outstanding quality and design, at a value for money price.  

Why are we value for money?
We have created a design to keep the time on site to a minimum. This ultimately keeps the costs down, as transport, labour and overnight accomodation are all very expensive. We can build a 6m x 9m garage with green felt or a 6m x 6m double garage with felt tiles, within 150 mile radius in a single day, hence we are efficient and cost effective.
Because we manufacture other buildings, we use the same timber cladding and framing, hence we can keep the costs lower due to the savings we receive in bulk purchases - then pass them on to you.
Our fitters have literally done thousands of buildings and know where every part of the jigsaw puzzle is located, and our check list ensure everything is on the vehicle, meaning it all runs smoothly on site.
In fact we have had several builders look at our product, work out how manufacture it, and in the end, purchase from us - as they can't match our price for quality - even with their trade discounts.

How good is our quality?
The structure is made from 4 x 2 framing which is purchased from Scandinavian FSC registered forests. We offer a high grade of redwood pine, meaning less knots, more structural strength, and ultimately better quality. The additional plywood lining is unique to Warwick Buildings, and ensures that the walls are rigid, and more attractive on the inside. The essential vapour barrier is between the cladding and the plywood to protect the inside of the building.  A DPC course is on the bottom of the section and sits on the brick course. The buildings that we offer are constructed to building regulations standards, hence any buildings that are over 30m2 can be passed through the regulations using the calculations that we have already done. Please be aware that you can purchase buildings that are not upto building regs, hence it may cause problems for you at a later date especially if you move house, or receive a complaint from a neighbour.

Why do I need a brick course?
The concrete is classed as a floating pad - which means it has no foundations. This is perfectly acceptable for the garage building, and is made up from 150mm hardcore and 100mm concrete. The brick course (we provide a plan) is required to lift the building away from the concrete - and makes a better join to the base, rather than just having the timber directly fitting to the concrete. This design provides a much better watertight finish - the bricks being set 50mm away from the edge of the concrete to stop the edge cracking. The doors are designed to be 70mm longer than the section to allow for the difference in the height.  

What about planning?
Details on planning information is available on the homepage - however if you do require planning permission we can provide elevation drawings to assist the application. You will need to fill in the forms on the planning portal website, provide details of why you require the building(s), explain the design and the access (alterations to gateways - if any for example), provide elevations of 1:50 scale, and pay the amount of money required. Sittings are every 2 weeks, hence it usually takes 6 or 8 weeks to receive a decision.

Why are the Felt Tiles expensive?
You can purchase cheap felt tiles from the DIY centres, however they are not up to AA fire regulations, nor are of the same quality. Through years of experience, we have worked out a finish to the felt tiles that is effective in the most windy of locations, by providing additional trims that are not available from our competition. Apart from looking the part, they are designed to last for well over 15 years and can withstand wind up to 80mph, which is another advantage over the green mineral felt. Why is Cedar so expensive
Cedar takes a lot longer to grow than softwood, and is in short supply compared to the softwoods. It is simply a case of supply & demand that means Cedar is more expensive, as there is less Cedar to go round. This means the price is more expensive per cubic metre.

Compare to an Oak Framed Building
We all agree that Oak framed garages look fantastic, however they should do for the price. On closer inspection, most Oak framed garages have Oak to the cart lodge at the fronts, and then simply softwood framing and feather edge cladding for the remainder. In most cases, the timber framed company does not do sucha  high volume and therefore cannot provide the sections already clad, hence the work is usually done on site - which is more expensive than pre fabricated sections. For a very close comparison, at a cost effective price, the cart lodge buildings in feather edge cladding, can be mistaken for an oak framed building, especially if the addition of trusses for clay tiles is chosen  

Compare to brick garages
The main difference is with the base on a brick built structure, plus planning permission is much more difficult to obtain as it is classed as a permanent structure. Timber garages are classed as temporary buildings, so are much more favourably looked at for planning purposes. Once you have done the foundations you are probably well past the budget for a typical shiplap garage with its base. In addition to this, you would need to factor the cost of the bricks, trusses, doors, clay tiles, guttering, windows and personal doors, along with the labour cost.
